San Diego requires Tier 3 and Tier 4 hosts to report every calendar quarter. A stay that crosses the quarter boundary is reported in the following quarter, and supporting booking activity must show check-in, checkout, and nights.

7-day refund policy: We provide a full refund when requested within seven calendar days of an initial or renewal charge if no paid report pack has been generated in that payment period. After generation, refunds are considered for a verified technical failure or when required by law. Read the refund terms.

Quarterly STR automatically reads supported exports, reconciles the stays, and flags rows to review. A positive-activity report with no blockers gets a neutral PDF supporting document and a separate audit CSV; blocked reports remain in private review, and zero activity does not require a supporting PDF. You review the result and nothing is submitted automatically.
Choose the explicit zero-booking path. The City’s host reporting guidelines say a Tier 3 or Tier 4 quarterly report is still required when booked days are zero, but supporting documentation is not required.
The City’s guidance assigns the entire stay to the following quarter when it crosses a quarter boundary. Quarterly STR keeps the assignment visible and does not split the nights between quarters.

No external AI or document-processing service receives uploaded booking files. CSV and supported machine-readable PDF tables are processed deterministically inside the Quarterly STR Cloudflare Worker; unsupported PDFs are rejected.
The account-free readiness scan shows supported-source and row counts, issue categories, and up to three redacted examples. Exact booked-day totals, full rows, the audit CSV, private review PDF, and eligible City support PDF remain part of a paid report pack.
The free scan and synthetic sample require no card. A charge occurs only after you choose a paid plan and affirmatively confirm the amount, renewal terms when applicable, and any tax in Stripe Checkout.
Yes. Revisions to the same licensed property and quarter are included with that property-quarter purchase. A revision does not silently create a separate filing or confirm City submission.
A free scan does not save server-side source files. A paid report pack remains available privately for 30 days with a one-quarter purchase and 400 days with an annual or manager plan. At that expiration, access ends and its source copies, saved report, PDFs, and audit CSV are scheduled for asynchronous deletion together. Background cleanup may complete after the expiration time. You can delete a saved report sooner; limited workspace operational metadata may remain as described in the Privacy Notice.
No. Quarterly STR is independent software and is not affiliated with or endorsed by the City of San Diego. The City’s website, published guidance, ordinance, and Accela portal remain authoritative.
